One of the things that I hear most from experienced investors and from my mentor when I started in real estate investing is the importance of building your team. I have to admit when I first heard this, it sounded good but I really had no idea how to do it. For those of you that haven’t heard this, your team are the real estate professionals that you work with on your projects and in your investment career. They will consist of contractors, project managers, property managers, mortgage brokers, Realtors, inspectors, insurance agents, and many other professionals. By building your team, you are pulling together the best people that can work with you and make your projects successful. What I found is that this isn’t as easy as everyone makes it out to be. Sure these people are out there but where do you find them? My experience trying to do it all myself was that I went through far too many people before finding my All-Star Dream Team that I have now. What did I take away from this? What is the secret to building your dream team? Well, first stop thinking that you have to do it yourself. There are many investors and real estate professionals that are out there and have already built their team (I am one of them). Why not talk to the people that have their team and are working with people that they see as the best and ask them for a referral. Leverage (yes, the “L” word again meaning don’t do everything yourself) the efforts of others to help build your team or to just borrow theirs. When we wholesale a house to someone we make our All-Star Dream Team of Experienced professionals available to our buyers. Why do we do this? We want our buyers to be ultra-successful so they keep coming back and buying properties! Make sure you get referrals for all professionals you work with and don’t be afraid of finding someone else’s team to “borrow” for a couple of projects. Whether you’re starting out or have been investing for years, you will be better off for leveraging. On the show, George shared a story from when he was a young man. So, obviously, this is an old story! He met a gentleman who was very successful in business and real estate investing. But you wouldn t have known he had a dime to his name. George said he can still picture this man sitting at the table in his coveralls with his cap. He was a great guy who said something George never forgot. This man said, I don t know how to spell millionaire, but I is one. How did he become a millionaire? He bought something! Not a new wardrobe. Or a bigger house, a new car, a second house, or a boat. He bought an income-producing asset. He bought a duplex. What he bought is important He put down a small amount of money and found a bank that helped him finance the rest of it. He improved the property by doing minor things like painting, putting down new carpet, and some basic landscaping. So now he had a property that looked much better. So tenants were willing to pay more to live there. So he increased the rent. Then he went back to the bank because he was making more money. They gladly refinanced his loan, because the income from the property would support it. What he did next is even more important He took this money from the bank and bought another investment property. A slightly bigger one. Which he then improved. He kept doing this over and over again until he became a millionaire. Eventually he owned a whole bunch of things. What you don t need to become a millionaire You don t have to be that smart to become a millionaire; just be sensible. It also doesn t take that much money to get started. You don t have to be a super savvy business person. And you don t have to have a fancy education, although education is a good investment. And you don t have to wear flashy clothes! 4 tips that can lead you to a million dollars #1 Start small. Don t bite off more than you can chew. Assume you ll lose everything, so don t invest more than you can afford to lose. #2 Know your strengths and weaknesses. Get help. If you re handy, find someone who is financially savvy. If you re financially savvy, find someone who s handy. If you have time but no money, find a partner with money. If you have money but no time, partner with someone who has the time. #3 Make yourself accountable. The CEOs of the biggest companies in the world answer to a Board of Directors. Get someone who will hold you accountable be it a mentor, a coach, or a partner. #4 Logic, not emotion, rules. Don t fall in love with a property. You re not looking for cute; you re looking for cash flow. Don t rent to a tenant because you like him or her; rent to them because of their good credit score. The Bulgarian property market has been on an increase over the last few years. The prices are expected to continue to rise in 2008, although is will be less than the 30% of 2007. The potential is great in this region, particularly with the industrial and commercial property. The city of Sofia is rapidly growing and shows some of the better potential. Many people are looking at Bulgaria for vacation investments. The region offers amazing natural amenities, including hiking and bike trails, coastline along the Black Sea, beaches, historical attractions, and skiing. The weather is also temperate. The economy has also been playing a large roll in the increase of the property market. Tourism continues to rise, and the local, regional and national governments are all working hard to improve conditions to take advantage of the tourism dollar. Since 2002, the annual growth of property values has been around 50%. In Bulgaria, the property buyer pays most of the costs associated with the purchase. The transaction fees can run up to 25% of the total purchase price (and sometimes a bit more). The property rental market tends to be stronger in the ski regions than along the coast, mainly due to the longer skiing season. Rental incomes tend to run around 6% to 12%, with the higher rates being generated by mountain properties. Properties away from the tourist areas tend to be more rustic and need much more work. They offer little rental income (if any) and are better investments for individuals who want a second home away from the rest of the world.
