One of the things that I hear most from experienced investors and from my mentor when I started in real estate investing is the importance of building your team. I have to admit when I first heard this, it sounded good but I really had no idea how to do it. For those of you that haven’t heard this, your team are the real estate professionals that you work with on your projects and in your investment career. They will consist of contractors, project managers, property managers, mortgage brokers, Realtors, inspectors, insurance agents, and many other professionals. By building your team, you are pulling together the best people that can work with you and make your projects successful. What I found is that this isn’t as easy as everyone makes it out to be. Sure these people are out there but where do you find them? My experience trying to do it all myself was that I went through far too many people before finding my All-Star Dream Team that I have now. What did I take away from this? What is the secret to building your dream team? Well, first stop thinking that you have to do it yourself. There are many investors and real estate professionals that are out there and have already built their team (I am one of them). Why not talk to the people that have their team and are working with people that they see as the best and ask them for a referral. Leverage (yes, the “L” word again meaning don’t do everything yourself) the efforts of others to help build your team or to just borrow theirs. When we wholesale a house to someone we make our All-Star Dream Team of Experienced professionals available to our buyers. Why do we do this? We want our buyers to be ultra-successful so they keep coming back and buying properties! Make sure you get referrals for all professionals you work with and don’t be afraid of finding someone else’s team to “borrow” for a couple of projects. Whether you’re starting out or have been investing for years, you will be better off for leveraging.
